 NOTICE IS HEREBY GIVEN pursuant to the Final Judgment, dated February 9, 2022, and entered in Case No.: 2021-CC-1082, of the Circuit Court of the Fourth Judicial Circuit in and for Clay County, Florida, JOSEPH S. PINAMONTI, JR., TRUSTEE OF THE JOSEPH S. PINAMONTI, JR. TRUST DATED NOVEMBER 26, 1996, is the Plaintiff, and MARY E. HERNDON, is the Defendant, I, Tara S. Green, Clerk of aforesaid Court, will at 10:00 AM, APRIL 7, 2022 offer for sale to the highest bidder for cash, via the Clay County Clerk's online foreclosure sale website, http://www.clay.realforeclose.com/ in accordance with section 45.031, Florida Statutes (2017), the following described property, situate and being in Clay County to-wit:

Lot 3A Woodland Acres #2, being a Parcel of land situated in Sections 9 and 16 of Township 8 South, Range 23 East, Clay County, Florida. Said parcel being more particularly described as follows:

 Commence at the most Westerly corner of Farm Lot 12, Deer Springs Farms, as per Plat thereof recorded in Plat Book 13, Page 31, of the Public Records of Clay County, Florida, and run thence North 51 degrees 26 minutes 00 seconds West along the Northeasterly right of way line of Pipe Line Road, 1200.00 feet to a concrete monument; thence continue North 51 degrees 26 minutes 00 seconds West along said Northeasterly right of way line, 300.00 feet to the center line of a 40 foot casement for utilities and general road purposes; thence run North 38 degrees 34 minutes 00 seconds East along said centerline, 300.00 feet to the Point of Beginning; thence continue North 38 degrees 34 minutes 00 seconds East along said center line 150.00 feet; thence run South 51 degrees 26 minutes 00 seconds East, 300.00 feet to an iron pipe; thence run South 38 degrees 34 minutes 00 seconds West, 150.00 feet to an iron pipe; thence run North 51 degrees 26 minutes 00 seconds West, 300.00 feet to the Point of Beginning.

 Together with that certain 1972 Catalina Singlewide Mobile Home, bearing Identification Number J72639 and Florida Title Number 5652434, which is located thereon, considered a permanent fixture thereof and for which the Certificate of Title has been retired of record and cancelled with the FL DMV.

 ("Real Property"), except as herein before set forth, in accordance with Section 45.031, Florida Statutes. The "highest bidder" for purposes of this Notice of Sale, is defined as the party who bids the largest amount of money to purchase the Real Property and who completes the sale in a timely fashion, as hereinafter set out. At the time of the sale, the successful high bidder must post with the Clerk a nonrefundable deposit of 5% for the successful bid. The successful high bidder of the Real Property shall be permitted to complete the sale by delivering to the Clerk, the balance of the final bid amount plus the court registry fees, doc stamps, and the Winning Bidder Fee by 12:00 PM ET the next business day after the sale.

 ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
