NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure date the 5th day of May 2022, and entered in Case No. 2018-CA-001353, of the Circuit Court of the 4TH Judicial Circuit in and for clay County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK AS INDENTURE TRUSTEE FOR THE NOTEHOLDERS OF THE CWABS INC., ASSET-BACKED NOTES, SERIES 2005-HYB9., is the Plaintiff and ARTURO BEGUIRISTAIN; UNKNOWN SPOUSE OF ARTURO BEGUIRISTAIN; MORTGAGE ELECTRONIC REGISTRATION SYSTEM, INC., ACTING SOLELY AS NOMINEE FOR AMNET MORTGAGE, INC., DBA AMERICAN MORTGAGE NETWORK OF FLORIDA; UNKNOWN TENANT #1 N/K/A JO AN B. ANDERSON AND UNKNOWN TENANT #2, are the defendants.  The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.clay.realforeclose.com in accordance with Chapter 45, Florida Statutes at, 10:00 AM on the 13th day of July, 2022, the following described property as set forth in said Final Judgment, to wit:

For a point of reference commence at a concrete at the Southwest corner of said Section 7 and run South 88°59'12" East along the South line of said Section 7, a distance of 285.12 feet; thence departing from said South line run North 06°22'43" East, a distance of 27.83 feet to the Northerly line of a 66.0 foot wide right of way (Pearsall Circle Road), as recorded in O.R. Book 77, Page 27 of the public records of Putnam County, Florida and the Point of Beginning; thence continue North 06°22'43" East, a distance of 192.07 feet; thence run South 89°35'49" East, a distance of 671.46 feet; thence run South 06°22'43" West, a distance of 227.05 feet to the South line of said Section 7; thence run North 88°59'21" West, a distance of 519.45 feet to the aforementioned Northerly line of a 66.0 foot wide right of way (Pearsall Circle Road); thence run North 71°20'00" West along said Northerly line, a distance of 81.20 feet; thence run North 86°31'00" West along said Northerly line, a distance of 71.40 feet to the Point of Beginning.

For a point of reference commence at the Northwest corner of said Section 18 and run South 88°59'21" East along the North line of said Section 18, a distance of 436.40 feet to the Point of Beginning; thence continue South 88°59'21" East along said North section line, a distance of 133.84 feet; thence departing from said North section line run South 06°22'00" West, a distance of 60.59 feet to the Northerly line of a 66.0 wide right of way (Pearsall Circle Road), as recorded in O.R. Book 77, page 27, of the public records of Putnam County, Florida; thence run North 59°06'00" West along said Northerly line, a distance of 87.79 feet; thence run North 71°21'00" West along said Northerly line, a distance of 54.64 feet to the Point of Beginning.
