NOTICE OF SALE PURSUANT TO CHAPTER 45 IS HEREBY GIVEN that pursuant to the Final Judgment of Mortgage Foreclosure and Reformation of Mortgage dated May 11, 2022, entered in Case No. 2014-CA-1102 of the Circuit Court of the Fourth Judicial Circuit in and for Clay County, Florida, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE OF THE CABANA SERIES IV TRUST is the Plaintiff and DEDRIX DAKA A/K/A WILSON DEDRIX DAKA A/K/A DEDRIX W. DAKA, DEBORAH A. DAKA A/K/A DEBORAH DAKA, MAGNOLIA POINT COMMUNITY ASSOCIATION, INC., JAX FEDERAL CREDIT UNION, EVERBANK, and VIRGINIA HALL, AS TRUSTEE OF THE J.P. HALL, JR. REVOCABLE LIVING TRUST are the Defendants.

The Clerk of the Court, TARA S. THENCE TURN AND RUN NORTH 28 DEGREES 04 MINUTES 59 SECONDS WEST ALONG LINE COMMON TO LOTS 62 AND 63 A DISTANCE OF 23.09 FEET; THENCE TURN AND RUN NORTH 67 DEGREES 24 MINUTES 07 SECONDS WEST ALONG SAID COMMON LINE A DISTANCE OF 16.00 FEET TO A POINT;

THENCE TURN AND RUN SOUTH 12 DEGREES 49 MINUTES 36 SECONDS WEST A DISTANCE OF 25.38 FEET TO A POINT ON THE PEBBLE BEACH BOULEVARD CUL-DE-SAC;

THENCE TURN AND RUN NORTHEASTERLY ALONG SAID CUL-DE-SAC TO THE POINT OF BEGINNING.

 including the buildings, appurtenances, and fixtures located thereon.
