General Statement of Work: BASE BID - Reroof / Waterproofing: Pressure wash the existing granulated roofing cap sheet, cut out & patch blisters, remove skylights, fill in & other roof penetrations from equipment relocation, removing the foil facing from the parapet & rooftop curbs. Fully adhere an 80 mil PVC fleece backed single ply cap sheet with 60 mil flashing for the ‘hybrid’ system. At metal roofs pressure washing the existing metal roof panels, replacing loose & backed out fasteners with new stainless steel fasteners, cut out & reseal deteriorating sealant with new polyurethane sealant, applying an elastomeric roof coating. Remove & replace the edge/eave hung gutters and downspout with new prefinished aluminum gutter & downspout system. Install lightning protection system. Pressure wash the building exterior CMU walls. Patch & repair damaged and cracked mortar joints where needed. Clean & cut out existing sealants at penetrations and apply polyurethane sealant prior to coating. Apply specified coating system on exterior walls including previously painted signage. Pressure wash the building exterior metal wall system. Replace rusted fasteners, securing loose fasteners & applying a coating system on exterior metal wall panels. Clean & cut out existing sealants at penetrations & apply premium silicone sealant after coating. Remove & replace existing windows with new energy efficient fixed aluminum windows. Remove & replace existing exterior entry doors, hardware & exterior lighting mounted to building. Remove & reinstall all existing exterior mounted equipment & signage unless scheduled for demolition.
ABI# 1 - Mechanical Systems: remove existing rooftop equipment, liquid propane & fuel tanks. Install new mechanical systems, liquid propane tank, associated electrical work & new electrical panel. Provide new cat6 cabling to 2 separate drops.
ABI# 2 - Vault: Replace vault door. Add caging at entrance. Include all necessary component to meet required standards.
ABI# 3 - Warehouse Lighting: Replace all warehouse lighting including overhead lights, exterior lights and exit signs in warehouse. New control panels & emergency inverter panels. New fire alarm tie-ins for emergency lighting override.
ABI# 4 - New Latrine: new latrine in warehouse 4 with necessary components including but not limited to electric, mechanical systems, water, sewer, and fixture.
ABI# 5 - Loading dock, gate openers: extend loading dock with overhead canopy, stairs and all required components. Install new south exit gate with automatic opener, asphalt fill and all required components to complete operational system. Replace north entry gate with new to match existing. Remove existing fencing associated with center loading dock gate and install new where indicated. Salvage Center loading dock gate and access equipment and reinstall at new location where indicated.
ABI# 6 - Existing Latrine by Loading Dock: upgrade existing latrines by loading dock. Replace plumbing fixtures, light fixtures, exhaust fans and finishes.
ABI# 7 - Electrical Upgrades: add motors to 7 new exterior overhead doors. Add outlets for wrapping machine and forklift charger.
ABI# 8 - Laundry: add washer, dryer, exhaust, water heaters, water supply and sanitary connections in warehouse 2, east end with 2 sinks and all necessary components.
ABI# 9 - Roll up doors and hardware: replace doors, hardware, kick plates, thresholds & rekey
ABI# 10 - Add electric water coolers with bottle fillers with water supply, sanitary and power.
ABI# 11 - Interior Finishes: removal of carpeting in office areas, install new and patch and paint walls. New act in office areas, signage replacement, and minor wall modifications as necessary. Replace light fixtures and lighting controls in office areas.
ABI# 12 - G6 Standards: upgrade to G6 standards including all telecommunication scope.
