NEFAR: Clay home sales rocket to record 4,389 during 2020

CLAY TODAY – Clay County played a big part of the area’s record number of homes sold in 2020.

According to the Northeast Florida Association of Realtors, the six-county area reported 34,932 sales of single-family residential and condominium properties, including 4,389 in Clay.

Moreover, sellers were able to get 97.4% of their original asking price and there was a 5.8% increase in sales in the county.

“[The year] 2020 was a wild ride in many areas, and that certainly included housing sales,” said NEFAR President Missi Howell. “Despite the coronavirus raging throughout a large chunk of the year, and Realtors working under substantially different protocols as a result, the end result was a clear demonstration from buyers of the vital importance of housing.”

Duval County had the most sales with 18,138.

The median price for Clay County homes in December was $267,000 for an 11.3% increased based on same time frame in 2019.

The Orange Park area, which includes portions of Argyle Forest, Oakleaf and Lake Asbury, saw the most sales with 1,546 sales. Middleburg was second with 1,146, followed by 834 in Green Cove Springs, 688 on Fleming Island and 198 in Keystone Heights. However, Green Cove Springs (26.7%) and Fleming Island (11.9%) reported the biggest increases compared to 2019.

According to NEFAR, Fleming Island had the most valuable homes. The median prices were posted at $305,600, up from $298,950 in 2019.
