NOTICE OF PROPOSED ZONING ATLAS CHANGE REZ-22-25

THE PUBLIC IS HEREBY NOTIFIED that the Planning Commission of Clay County, Florida, will hold a public hearing on Tuesday, December 6, 2022, at 5:00 p.m., or as soon thereafter as can be heard, in the Board of County Commissioners Meeting Room, 4th Floor, Clay County Administration Building, 477 Houston St., Green Cove Springs, Florida. The proposed ordinance is entitled:
AN ORDINANCE OF THE BOARD OF COUNTY COMMISSIONERS OF CLAY COUNTY, FLORIDA, PURSUANT TO ARTICLE III OF THE CLAY COUNTY LAND DEVELOPMENT CODE, KNOWN AS THE ZONING AND LAND USE LDRs ADOPTED PURSUANT TO ORDINANCE 93-16, AS AMENDED, PROVIDING FOR THE REZONING OF CERTAIN REAL PROPERTY AS FOLLOWS: PARCEL ONE (TAX PARCEL IDENTIFICATION NUMBER 40-04-25-020895-008-00) FROM THE PRESENT ZONING CLASSIFICATION OF BB (INTERMEDIATE BUSINESS DISTRICT) TO RD (MULTIFAMILY RESIDENTIAL DISTRICT), AND PARCEL TWO (TAX PARCEL IDENTIFICATION NUMBER 40-04-25-020896-000-00) FROM THE PRESENT ZONING CLASSIFICATIONS OF BB-2 (COMMUNITY BUSINESS DISTRICT) AND PUD (PLANNED UNIT DEVELOPMENT) TO RD (MULTIFAMILY RESIDENTIAL DISTRICT); PROVIDING A DESCRIPTION; PROVIDING AN EFFECTIVE DATE.
The proposed ordinance would change the current zoning classification on approximately 55.77 acres from BB (Intermediate Business District), BB-2 (Community Business District), and PUD (Planned Unit Development) to RD (Multifamily Residential District) on the following land, the owner of the land being Suncoast Properties of Jacksonville, Inc.:

Interested parties may appear at the hearing and be heard with respect to the proposed ordinance. After the public hearing the Board may take immediate action on the proposed ordinance, or may continue its deliberations to a date, time and place then announced without publishing further notice thereof. A copy of the proposed ordinance is available for inspection by the public at the Clay County Planning and Zoning Department, Third Floor of the Administration Building, between the hours of 8:30 a.m. and 4:30 p.m., Monday through Friday, excluding legal holidays.
Pursuant to Section 286.0105, Florida Statutes, a person deciding to appeal any decision made by the Planning Commission or Board of County Commissioners with respect to any matter considered at the hearings or at any subsequent hearing to which the Board has continued its deliberations is advised that such person will need a record of all proceedings and may need to ensure that a verbatim record of all proceedings is made, which must include the testimony and evidence upon which the appeal is to be based.
